Q. What is the name of your company?

A. M SPACE

Q. Does your company operate using any other names?

A. Our residential division is called M SPACE Housing.

Q. When did you first start doing business in the Bakken Region?

A. We first started working in the Bakken in 2012. Our first project was additional classroom space for the Williston School District. We provided them with 34,000 square feet of classroom and restroom space at two different locations. We then expanded to residential construction, building seven housing developments within a year.

Q. What growth and success has M SPACE had outside of the Bakken region?

A. M SPACE was founded in 2001 and grew quickly from a small modular leasing company to a large, fully integrated general contractor by building relationships with valued clients, dedicated employees and trusted subcontractors. We have created proven technologies, systems and processes to provide comprehensive building solutions.

We have offices located throughout the Unites States and offer a diverse range of building types. Projects range from small temporary buildings to large multi-story, permanent complexes. We work with a variety of industries including education, healthcare and government as well as commercial and residential housing.

We initially provided temporary/relocatable buildings, which offer speed and flexibility and quickly branched out to include permanent modular construction, an alternative to traditional construction methods, which utilizes a significantly streamlined construction process. We have also completed projects that combine modular and traditional construction, the most recent being a two story 65,000 square foot state of the art high school which consisted of 24 classrooms, a presentation hall, common areas, administrative offices, a full service kitchen, restrooms and a nurse’s office.

Q. What is your company’s primary business activity in the Bakken region?

A. Our primary business in the Bakken is our six housing developments that currently have homes available for rent; Ridgeview, Ponderosa, Hillview, Countryview, Dakota Ridge and Bison Run. The developments meet a variety of housing needs including workforce/efficiency, single family and corporate/employee housing.

Q. What are your goals as a housing provider in the Bakken?

A. Our main goal is to bring quality housing options to the region. Our homes offer convenient locations, superior amenities and pricing relative to the market. We have studio, 1, 2 and 3 bedroom homes. Whether someone is looking for single occupancy, corporate shared housing or family living, we have an option to meet their needs.

Our homes are equipped with everything from furniture to housewares and linens. We also provide HDTV’s with cable or satellite TV.

Q. Where are your housing developments located?

A. Ridgeview - Fairview/Dore, ND, studio and 1 bedroom/1 bathroom; Ponderosa -Alexander, ND, studio and 1 bedroom/1 bathroom & 2 bedroom/2 bathroom; Hillview – Alexander, ND, 3 bedroom/ 2 bathroom; Countryview – Watford City, ND, 3 bedroom/2 bathroom; Dakota Ridge – Watford City, ND, 3 bedroom/ 2 bathroom; Bison Run – Watford City, ND, 3 bedroom/3.5 bathroom.

Q. Are there important projects the company is currently a part of or has done recently?

A. Our newest development, Bison Run, is underway in Watford City. It’s a community of well designed, 3 bedroom and 3.5 bathroom twin homes that are located a short distance from restaurants, grocery and retail stores. The homes at Bison Run are available furnished or unfurnished, come with washer and dryers and have large 2-truck garages. This development also offers wide paved roads and a club house that is coming soon. We have tenants currently living in the completed homes and are preleasing the homes that are under construction. Phase one is scheduled for completion at the end of this year.

Q. We understand that you also have a commercial park in Alexander. What can you tell us about it?

A. We are currently providing commercial and light industrial buildings at the Alexander Energy Park. This 120 acre property sits at the intersection of Highway 85 and 68, halfway between Williston and Watford City. The energy park offers prime highway exposure with lots for sale as well as build-to-suit sale and lease options. The Alexander Energy Park consists of mixed use industrial buildings that include, but aren’t limited to, commercial condominiums, warehouse space with drive through bays, retail and storefront options and administrative office space. The energy park will also soon be the home to a travel plaza offering tenants a convenient place to get food, fuel and other essentials. Another unique feature of the Alexander Energy Park is the close proximity to our Hillview property, offering companies the opportunity to house employees nearby. Companies located within the Alexander Energy Park include Wanzek, a subsidiary of MasTec, JW Power and XTO a subsidiary of Exxon Mobile.

Q. What is your company’s main strength or its edge over the competition?

A. We have an exceptional team that has the knowledge, experience, integrity and commitment to get the job done right. We share a dedication and passion for quality, which we bring to every project. We provide more than just a roof overhead. We provide high quality, comfortable communities for people to live in and plan on providing this in the Bakken for years to come. Another unique feature of our company is we have an onsite maintenance/management team at our developments.

Q. What has the Bakken meant for the growth of M SPACE?

A. The Bakken region was initially a small portion of our business, however, due to our success in the region, it has become a larger piece and we expect that it will continue to develop in the years to come. We have strategically selected McKenzie County as the location for our housing developments and commercial park. McKenzie County is the largest county in ND and the top in the state for oil producing. According to the North Dakota Statewide Housing Needs Assessment, McKenzie County is expected to show the largest percentage of growth of any county in the state. This growth makes it an ideal location for businesses as well as workers to reside.

Since starting work in the Bakken we have added approximately 20 employees to support our efforts in the region and are pleased that we were able to provide these jobs locally. Our team enjoys living in the area and has become part of the community.
