PETROLEUM DIRECTORY: Looking for the right commercial property? Interested in selling?

Call Stewart Smith at RE/MAX Properties for all your real estate needs

Stewart Smith, an associate broker at Re/Max Properties, Inc., has been active in the Alaska commercial real estate business since 1981. He represents local as well as national tenants in their continuing search for the right commercial property.

Smith has been Re/Max Properties’ top commercial agent in Anchorage for the last five years. His association with Re/Max Properties gives him access to a nation-wide network of real estate professional.

Smith has lived in Alaska for 30 years. He has owned as well as operated many small to medium sized business, so he understands the needs of the business owner on a personal level.

Smith also has been a member of the prestigious Re/Max 100 percent Club in 1995, 1996, 1997, 1998, 1999 and 2000.

Another asset Smith brings to the table is his licensed assistant Kathy Boggs. She has a background in the real estate appraisal business. Prior to being employed by Smith, Boggs worked for Randall, Hayes and Henderson (residential appraisals) and Richter and Stone (commercial appraisals).

“Our team of professionals can meet your needs,” Smith said.

Areas of service, leasing agent

Smith gives the following example of how he and his team could help business owners who lease their buildings: “You, as a local business owner, have done everything right. You have an excellent management team in place, you have kept your business debt to manageable levels, and you’ve held your customer service department to high standards.

“Now your business is an overnight success (along with 20 years of hard work and effort on your part). You decide you want to sell your business so you contact a professional real estate agent specializing in business sales. If you determine that the sale would be in your best interest, the professional then starts an evaluation of your business,” Smith continued.

“One of the first documents he requests is a copy of your current lease. And then the trouble begins. The last 5-year extension on your lease is within 20 months of running out and the landlord is unwilling to extend without a substantial increase in you current lease rate. Or they have decided to move back into the building you have called home for the last 10 years,” Smith said.

“These and many other scenarios are playing out every business day. Without question, your lease plays a major roll in your business value as well as future stability. Just as a mortgage sets out the rights of an individual or company to use a particular property as defined in a legal description, a lease sets out certain rights for the same use. The major difference, however, is that in a normal lease the term is quite a bit shorter. It is imperative that you get favorable conditions negotiated in your lease – conditions that will increase your business worth. Your lease can be a friend or an enemy. The decision is made prior to signing. Our help, followed by a check-up by competent legal counsel, will help protect you and speed the sale of your business while keeping its value at its maximum. This example as well as others clearly defines the need for representation whether you’re an landlord or a tenant,” Smith explained.

Commercial site agent

Smith said his team can help people make timely, cost effective decisions.

“Up-to-date market analysis will reveal the best space and location for a lease or purchase. In a sale, you will receive maximum return through a market plan grounded in solid understanding of all pertinent data, including the status of active leases and the level of improvements and amenities in comparable properties. Thorough and timely comparative analysis of properties will reveal the best option for purchasing, selling or leasing industrial space based on: local and regional economic conditions; transportation access; work force capabilities; and myriad other factors that can affect specific properties and businesses. This helps you, the business owner, to have all the information that will enable you to know all the facts before making that big step,” he said.

Smith also handles vacant land. “Whether for investment, long-term needs or immediate use, a vacant land transaction always hinges on obtaining an accounting of property’s history, future uses and status in relation to current trends in local and regional government specialists, through experience and marketing awareness,” he said.

Smith pointed out that he and his team can supply the guidance needed to ensure successful transactions.

General services

Whether he’s working with a single property individual investor or an institutional investor with a diverse portfolio of holdings, Smith is prepared to “quickly and completely structure acquisitions or dispositions that meet return-on-investment requirements.

“If you are a small business owner deciding between lease, buying or building, or an investor contemplating an exchange; or major corporation in need of a creative way to bring real estate costs under control, we can find solutions,” Smith said.

Smith and his group provide the following services: acquisition, disposition; property valuation; financial analysis; lease audits; occupancy cost analysis; and development services such as site location and feasibility.

“We’re able to get the answers to your questions so that you can make the right decision for you and your company,” Smith said.
